GAF Property has unveiled Flow25 on Al Reem Island, marking its first off-plan residential launch. The development reflects the company’s three guiding pillars—nature, innovation, and community—while placing strong emphasis on livability, architectural integrity, and long-term value.
Conceived as a people-focused project, Flow25 is distinguished by soft, flowing architectural lines, generous outdoor areas, and a seamless connection to nature. The landscape integrates Ghaf trees—the UAE’s national tree—as both a symbolic and functional feature, reinforcing themes of resilience, sustainability, and local identity.
The project incorporates biophilic landscaping, shaded pedestrian pathways, and outdoor spaces designed for year-round use. A dedicated cooling system across balconies and external areas enhances thermal comfort, allowing residents to enjoy outdoor living even during warmer months. Smart home technologies further elevate daily convenience, while thoughtfully curated shared amenities foster wellbeing and social interaction.
Amenities include outdoor swimming pools, wellness and fitness facilities, a rooftop yoga pavilion, residents’ lounges, family-oriented spaces, and community areas that balance privacy with connectivity.
The development is led by Eng. Ashba Al Ghafli, CEO of GAF Property, who played a key role in shaping its architectural vision. An architect specialising in development project management, she has delivered multiple real estate and architectural projects across the UAE, focusing on the integration of design excellence, execution, and sustainable value creation.
Commenting on the launch, Al Ghafli said Flow25 represents the company’s vision for the future of living in Abu Dhabi—grounded in thoughtful design, climate responsiveness, and homes that support evolving lifestyles over time.
Flow25 comprises a limited collection of one-, two-, and three-bedroom apartments, along with four-bedroom penthouses and sky villas. The project is scheduled for handover in April 2029.
